Condition-based maintenance

Septic Tank Inspection Checklist

Translate inspection measurements and visible failure signs into a clear next action, then record the service details for the property file.

Use measurements taken safely by a qualified professional. If sewage is surfacing or backing up, skip measurements and choose the warning option.

Is sewage backing up indoors or surfacing outside?Choose yes for visible sewage, not ordinary rainwater or damp grass.

Measurements are in inches and should come from a safe professional inspection.

EPA-backed thresholds

How the pump-now decision is made

EPA guidance says to pump when the bottom of scum is within 6 inches of the outlet, the top of sludge is within 12 inches of the outlet, or sludge and scum exceed 25% of liquid depth.

Surfacing sewage or an indoor backup is treated as urgent. Silence or reset controls only as directed by the system manual; do not work on wet electrical equipment.

FAQ

Septic inspection FAQ

Do I still need inspections if I use a schedule calculator?

Yes. Calendar estimates cannot see actual sludge, scum, leaks, baffle damage, or mechanical faults.

Can a homeowner measure the tank?

Some jurisdictions publish homeowner procedures, but the safest default is a qualified professional. Never enter the tank or place your head over an opening.

Can I print a septic tank inspection checklist?

Yes. Complete the maintenance record after a safe inspection, then use the print action to save or print that record. The calculator result is a planning aid, not an inspection certificate.
